School caretaker and site manager pay

Unlike most school support staff, many caretakers and site managers work all year, or term time plus several extra weeks, because the holidays are when maintenance gets done. Here's how pay works either way.

Caretaker contracts come in three main shapes:

For anything except all year, use the term-time pay calculator with your actual weeks worked. The more weeks you work, the more paid holiday you build up. At the limit (about 45.54 weeks with 33 days’ leave), you get the full pro-rata salary.

Overtime, lettings and call-outs

Caretakers often work extra hours for evening lettings, weekend events and alarm call-outs. Two things to know:

Tied accommodation

Some caretakers live on site in a school house. Rent, council tax or utilities may be deducted from pay or counted as a benefit. These aren’t covered by this calculator. Check your contract and payslip.

Covers England and Wales. Northern Ireland not covered. Northern Ireland did not adopt the 2024 holiday changes for part-year workers, so these results don't apply there.

  • Scotland: council staff are on SJC terms, not the NJC Green Book, and many Scottish councils use a 35-hour week. Change the full-time hours and holiday to match your contract.
  • Academies: most academies follow the Green Book, but they don't have to. Check your contract for your full-time hours and holiday entitlement.
  • Gross pay only: no tax, National Insurance, pension, overtime or allowances.

Frequently asked questions

Do school caretakers work all year?

Many do, because holidays are when repairs, deep cleans and redecorating happen. Others work term time plus a set number of extra weeks. Your contract states which.

How much does a school caretaker earn?

It depends on the grade, hours and weeks. A full-time caretaker on SCP 10 (£28,608 FTE in 2026/27) working 43 weeks a year earns about £27,011 a year with Green Book holiday. All year, they would earn the full £28,608.

Does overtime count towards holiday pay?

If you do overtime regularly, such as evening lettings or weekend call-outs, it should be included in your holiday pay for at least some of your statutory leave. Check how your employer calculates it.

Is the maximum number of weeks limited?

Yes. Weeks worked plus paid holiday can't be more than the 52.143 weeks in a year. With 33 days' Green Book leave, the most a full-year employee can work is 45.54 weeks. At that point the term-time calculation gives the full FTE salary.
